The official documentation may tell a very different story.
Two Bathrooms Can Also Add Value
The second number that catches attention is two bathrooms.
For families, having more than one bathroom can be a significant practical advantage.
It can make mornings easier.
It can reduce congestion.
It can provide additional convenience
for guests.
And it can make a property more attractive to future buyers.
But once again, buyers should look beyond the headline.
Are both bathrooms fully functional?
Have they been recently renovated?
Do they have plumbing problems?
Is there evidence of water damage?
Are the fixtures modern, or will they need replacement?
A bathroom that looks attractive in photographs may still have plumbing or ventilation issues that aren’t immediately obvious.
Likewise, an older bathroom isn’t necessarily a problem if the underlying systems are in good condition.
The key is knowing what you’re actually buying.
Is $89,000 the Final Price?
This may be one of the most important questions of all.
A social-media post saying “$89,000 — 4 Beds, 2 Baths” doesn’t necessarily mean a buyer can walk up, pay $89,000, and receive the keys.
Depending on the type of listing, the figure could represent an asking price, an
auction starting bid, a promotional price, a distressed-sale price, or another figure with conditions attached.
That’s why the original listing matters.
If the property is being sold through an auction, for example, the final sale price could be different from the advertised starting figure.
If it is a traditional listing, buyers should still investigate whether there are additional terms, fees, required repairs, or financing conditions
